Lines That Fade in the Sun

Parking lot striping wears out faster in the desert. Sun breaks down paint, blowing sand scours it, and tires wear through it in the drive lanes. HomeGuide puts a typical restripe interval at 2 to 5 years. Faded lines lead to crooked parking, lost stalls and confusion at entrances, and missing or incorrect accessible stalls are a compliance problem.

Restriping and accessible parking

The Department of Justice says that when a lot is restriped, it must provide accessible spaces as required by the 2010 ADA Standards. The count is based on the number of spaces in the lot:

  • 1 to 25 spaces: at least 1 accessible
  • 26 to 50: 2
  • 51 to 75: 3
  • 76 to 100: 4
  • 101 to 150: 5

At least one of every six accessible spaces must be van-accessible. Car spaces must be at least 96 inches wide with a 60-inch access aisle. Van spaces can be 132 inches wide with a 60-inch aisle, or 96 inches with a 96-inch aisle. Signs are mounted so the bottom is at least 60 inches above the ground, and spaces and aisles may not slope more than 1:48 in any direction.

New layouts

A new or repaved lot needs a layout: stall width and angle, drive aisle widths, accessible spaces nearest the entrance, fire lanes, crosswalks and arrows. We lay it out with chalk or paint marks first so you can walk it before the final lines go down.

Timing with sealcoating

Striping goes down best on a fresh, clean surface. When a lot is sealcoated, we restripe after the seal has cured. On an existing lot, we clean the surface and blow off sand first so the paint bonds.

Curbs and fire lanes

Red curb and fire lane markings are set by the local fire authority. We paint them where they already exist or where you have been told to add them, and we can stencil the wording.

Working around business hours

Striping paint dries quickly in mild weather. We work in sections or after hours so the lot stays usable.

Parking Lot Striping Questions

How often should a lot be restriped?

HomeGuide says a well-done job typically lasts 2 to 5 years. Lots in full sun and with heavy traffic land at the shorter end.

How many accessible spaces does my lot need?

It depends on the total number of spaces. A lot with 26 to 50 spaces needs at least 2, and a lot with 51 to 75 needs 3, with at least one van-accessible space in every case.

Can you restripe without sealcoating?

Yes. We clean and blow off the surface first. Lines show up best on a fresh seal, so if the lot is due for sealing, doing both together makes sense.

How long until cars can park on new lines?

HomeGuide notes that striping paint typically dries within about an hour in mild weather. We section the work so you are never fully closed.

Do you remove old lines when changing a layout?

Old lines that conflict with a new layout need to be covered or removed so drivers are not confused. On lots being sealcoated, the new seal coat covers them; otherwise we black them out before painting the new layout.
