Remote Lots, Long Drives
Asphalt paving in Hi Vista means working on some of the most remote residential ground in the Antelope Valley. Hi Vista is an unincorporated community at about 3,061 feet, roughly 11 miles north of Lake Los Angeles, 21 miles east of Lancaster and 22 miles south of Edwards Air Force Base. It was founded about 1930 and, according to local history, named by the developer's wife for its views of the San Bernardino and Sierra Madre mountains.
Wildflower country
Hi Vista has long been known for spring wildflowers, with celebrations recorded in 1933 and 1964. Saddleback Butte State Park, the Butte Valley Wildflower Sanctuary and the Phacelia Wildlife Sanctuary, dedicated by Los Angeles County in 1961, are all nearby. That open land is a big part of why people live here, and it also means there is a lot of wind and blowing sand.
Building on remote lots
Most properties here have long dirt or gravel access. Getting a paving crew, rollers and hot mix out here takes planning, because hot asphalt has to arrive hot enough to compact. We schedule deliveries for the cooler part of the day in summer, avoid cold, windy days in winter, and pave in a single push once the base is ready.
What we pave
- Long driveways from the road to the house
- Parking and turnaround pads
- RV, trailer and equipment pads
- Areas around outbuildings that blow dust
Sand and edges
Open desert edges get undercut by wind and runoff. We compact the base past the paved width and recommend backfilling the shoulders with compacted soil or gravel.
Off-grid and owner-built homes
Some Hi Vista properties are owner-built or off-grid, with solar arrays, water tanks and outbuildings spread across the lot. We plan the driveway route around them, keep heavy equipment away from tanks and buried lines, and shape the pavement so runoff does not reach foundations. If you have buried utilities, mark them for us before we grade.
Phasing and cost
Long remote drives add up quickly. A 10 by 400 foot drive is 4,000 square feet; at HomeGuide's $5 to $12 per square foot for standard asphalt, that is roughly $20,000 to $48,000. Recycled asphalt for the far end, and new hot mix near the house, is one way to spread the budget.
Weather on open ground
We watch wind forecasts closely here and reschedule if gusts would blow sand into fresh work.
County roads
Hi Vista is unincorporated Los Angeles County. Approach work on a county road needs a Los Angeles County Public Works road permit. Call (661) 466-4552 or

Hi Vista Questions
Will hot asphalt stay hot on the drive out?
That is why we plan delivery timing carefully and pave in one push once the base is ready.
Can I pave just the part near the house?
Yes. Many owners start with the house end and the turnaround and extend toward the road later.
How do I stop sand from piling on the drive?
Keep shoulders backfilled and stabilized, and a crowned surface helps wind and water clear sand off the pavement.
I have buried water and power lines. Is that a problem?
Not if we know where they are. Mark them before we grade, and we keep equipment and excavation clear.
Is asphalt a good choice for a remote lot?
Yes, for the main drive and parking. It cuts dust and keeps sand out of vehicles. For very long access roads, recycled asphalt can be a lower-cost option.
Can you pave in summer out here?
Yes, in the morning hours. Hot afternoons keep new asphalt soft for a long time and make sealing harder, so we start early.
Do I need a permit to pave my private drive?
Not for work on your own land. If the drive meets a county road and the apron work reaches the right-of-way, a Los Angeles County Public Works road permit covers that part.
Can you pave a turnaround big enough for delivery trucks?
Yes. We size it to the vehicle and build it heavier than the driveway so trucks do not rut it.
